Proposal B

North of Goffs Lane
In-ex, Greenleaf and Tawe Chain nurseries have all been promoted to the Council for housing redevelopment. Whilst there are horticultural and related businesses on these sites, they play a limited role in the life of the village and add little to the economy of the borough. The sites are close to the village centre and there is an opportunity to combine them to create a sustainable mixed-use development. Housing will be the predominant land use but the Local Plan also proposes to create a commercial development site along the frontage within Goffs Lane. It is anticipated that this would accommodate the relocation of very successful and popular Chelsea Garden Café.

The nursery sites identified on the Policies Map are allocated for a mixed-use development as follows:
1. c. 80 homes
2. 20% starter homes
3. 20% affordable rented homes
4. Commercial development site for restaurant and related uses
5. Public open space to the north to provide separation from St. James Village

A development brief will be prepared for this allocation.

South of Goffs Lane
This area is occupied by a former travelling show person site and a number of workshops. It adds little to the life of the village and is an opportunity to create a new housing development close to the village centre.

The sites identified on the Policies map are allocated for a residential development as follows:
1. c. 45 homes
2. 20% starter/shared ownership homes
3. 20% affordable rented homes
4. Public open space

Proposal DEHJ

Tudor Nursery and environs (D)
1. c. 340 new homes, including a retirement ‘village’
2. 20% starter/shared ownership homes
3. 20% affordable rented homes
4. Low-density parkland development between the nursery and the existing urban
boundary
5. No more than 5% to be apartments
6. A local shop
7. Landscaped open space

Rags Valley (E H J)
1. c. 375 new homes
2. Sensitivity to valley setting and views
3. including accommodations for elderly citizens
4. 20% starter/shared ownership homes
5. 20% affordable rented homes
6. No more than 5% to be apartments
7. Two form of entry primary school
8. Andrews Lane to become a local access route only
9. Extensive pedestrian connections including with Tudor Nursery.

Proposal FG

South of Hammondstreet Road (F G)
A development of c. 44 dwellings is proposed South of Hammondstreet Road, including amenity open space and a play area.

The site identified on the Policies map is allocated for:
1.c.8 residential homes
2.Retention of protected trees.
